Typical timeline for a turnkey villa build. We schedule milestone payments so your cash stays in your pocket until each phase is delivered.

    Reservation

    Initial briefing call, plot visit, design direction. 20% down payment secures your slot.

  2. Month 1–3

    Design & permits

    Architectural drawings, IMB permits, final quote. You approve every drawing before we break ground.

  3. Month 4–9

    Structure

    Foundation, reinforced concrete structure, roof. Weekly photo reports + monthly site visits welcome. 30% milestone payment.

  4. Month 10–14

    Finishing

    Electrical, plumbing, interiors, pool, landscaping, furnishings. 30% milestone payment.

  5. Month 15+

    Handover + rental

    Snag list, final inspection, keys handed over. Optional BaliEdge management for immediate rental income. Final 20% payment.

The questions we get asked

What's the minimum investment?

Turnkey villas start at around $99,000 USD for a studio, $180,000+ for a one-bedroom villa with pool (land included). Exact pricing depends on plot, size, and finish level. We'll send a detailed quote after our initial call.

What's the expected rental yield?

Our Blue Origin villas generate 12–15% net annual yield after taxes and BaliEdge's 17% management fee. Based on ~80% occupancy and current market rates. Past performance is not a guarantee — but it's a real track record across 8 villas and 100+ stays.

How does foreign ownership work in Bali?

Indonesia does not allow full freehold ownership for foreigners, but offers long leasehold titles of 25 to 80 years (often renewable). We handle all legal due diligence, notary work, and title registration. Your villa is legally yours for the lease term, with full rights to rent, modify, or sell your lease.

Can I use the villa myself?

Of course — it's yours. Most of our investors block 2–4 weeks per year for personal use. The rest of the time, BaliEdge management rents it out and sends you a monthly transfer.

How long from decision to rental income?

Typically 15–18 months from the first payment to the first guest. Construction timeline is ~14 months, plus 1 month for furnishing, Airbnb listing setup, and marketing launch.

How are payments structured?

20% down payment to secure your plot and start design, 30% at structure milestone, 30% at finishing milestone, 20% at handover. All payments via bank transfer to our PT PMA (Indonesian company). Full receipt documentation at each step.

Do you offer resale / exit?

Yes. The Bali market has appreciated steadily over the past decade. We've helped previous owners resell their leases at 25–40% uplift after 3–5 years of rental. But Bali leasehold is best seen as a medium-term play (5–10 years) for the best returns.
